First Time Buyer Tax Credit 
1. Tax Credit Amount: Up to $8,000 for new buyers and up to $6,500 for current homeowners.
2. Who is Eligible?: First time home buyers, who have not had interest in a principle resident for three years. Current homeowners, who have consecutively maintained the home they want to sell as their primary residence for five of the last 8 years.
3. Time Frame: Qualified buyers must sign a purchase agreement by April 30, 2010 and close before July 1, 2010. The credit is extended for military serving outside the United States for at least 90 days.
4. Income Limits: Single buyers need a modified adjusted gross income of $125,000 or less to qualify for the full credit. Married couples need a modified adjusted gross income of $225,000 or less to qualify for the full credit. Those earning more than these thresholds may be eligible for reduced credits.
5. Purchase Restrictions: The tax credit does not qualify for homes over $800,000 or vacation homes.
5. Refundable: Because the tax credit is "refundable," qualified buyers can take advantage of it even if they don't have much tax liability.
6. Recapture: Buyers have to own the home for at least three years in order to capitalize on the credit. If they sell the home before then, they will have to return the credit to the government. (Exceptions will be made in certain cases, such as death or divorce.)
